Featured Lake – Riley Lake, Gravenhurst

Riley Lake is a hidden GEM!

It sits Northeast of Washago and Southeast of Gravenhurst and Kahshe Lake. With a surface area of about 383 acres, it’s a medium sized lake with many bays and islands to explore. It stretches 3 km from end to end and about 2 km top to bottom making it a great size for either people-powered or motorized water sports and fishing.

The Queen Elizabeth II Wildlands Provincial Park wraps around the east and south sides providing a buffer (light green). Many of the access roads are privately maintained, some seasonally. Residents benefit from a very active property owners’ association that holds several events during the summer months including BBQs, Kid’s Meet & Greet and an AGM/BBQ. An annual Regatta was a huge success last year with a record 109 participants of all ages!

From a market perspective, we rarely see properties change hands. Owners tend to stay put. There have been only 9 sales since the beginning of 2020. There are currently 2 listings on the lake. We’ll have another stunning property hitting MLS around April 25. First Quarter Market Update

The spring market has hit a bit earlier than usual this year. We’re seeing waterfront properties listing and selling and many happy buyers will be in by Victoria Day Weekend! So where are we compared to 2023? In the Lakelands North (Muskoka, Haliburton and Parry Sound) Waterfront sales in March (49) and Year-to-date (85) are up slightly from 2023. Year to date average ($1,123,224) and median ($910,000) sale prices are also up a bit.

The difference this year is that we are firmly in a Buyer’s Market where last year March was still more balanced. With an influx of twice as many New Listings in March 2024 as 2023, Buyer selection is high. However, many of the “new” listings are properties that did not sell last year so Buyers that have been looking for a while will find much repetition.

This spring, we’re seeing many Buyers who have been waiting on the sidelines stepping back into the market. We expect this will continue to drive competition for desirable, well-priced properties. If you’re hoping to be on your dock this summer, now is the time to be out looking. The weather is fine and we’re ready to go!
