Wow, We've had a busy month! How about you?

Since our last newsletter we've brought 2 fabulous waterfront cottage listings to market AND sold them, in multiple offers, over asking! One on peaceful Riley Lake and the other on crystal clear Skeleton Lake (you can see them below). If you own a similar property and are thinking of selling, please reach out. Are you a member of your Lake Association? These are typically run by volunteers who do all sorts of things from planning/running social and sporting events on the lake to monitoring water quality and spearheading stewardship projects. There's usually a nominal charge each year and it's well worth it to be kept up-to-date on lake goings-on and some insurance companies even offer a discount to members!

R.E.M. Magazine Article Featuring our very own Derek Stevens

Derek recently shared his expertise on the Muskoka market with Real Estate Magazine. He shed some light on the evolving landscape of cottage properties in the Muskoka region. Bike For Brain Health – June 1

We don’t mention it much, but we love to give back to the communities we live and work in. We volunteer and donate to various organizations and a portion of every sale goes to a local charity.

Coming up on June 1 our family will be participating in Bike for Brain Health supporting Baycrest’s vision of a future where every older adult enjoys a life of purpose, inspiration and fulfilment.

There are always loads of things going on in Muskoka. Here’s a few suggestions if you need an excuse to come up!

Looking for long weekend plans? The Muskoka 2/4 Craft Beer Festival is a beer festival smashed together with music, food and a full day of fun. What a great way to kick off the summer season and spend a Saturday hanging out on the beautiful Muskoka River in downtown Huntsville. Check it out May 18th, 11-6pm.

The Kee to Bala is a Muskoka summer staple year after year. The 2024 summer concert lineup includes Canadian heavy hitters and international icons alike. They are known for bringing in artists that appeal to all generations! They kickoff the season with Big Wreck – Opening Night At The Kee May 18th @ 8pm. We’re going to be at the Billy Idol concert at the Kee Aug 13, let us know if you’re going to be there too!

April Waterfront Real Estate Stats

Last Month we mentioned that we’d seen twice as many new waterfront listings in March in the Lakelands North (Muskoka, Haliburton, Parry Sound) as in 2023. The trend continued with more in April and Year to Date New Listings (735) are up a whopping 73% over last year.

In this market where most buyers struggle with not finding enough choice, sales tend to follow listings. Although not up as much, YTD Sales (167) are 28.5% ahead of 2023 due to this increased inventory.

Now that we’ve got several months of data to give more statistical significance, the YTD pricing numbers are more meaningful. We’ve talked before about how volatile Average Sale Price can be and YTD ($1,187,174) is down 7.7% from 2023 while the more reliable Median price ($950,000) is up 4% over YTD 2023.

Even though we’re seeing monthly fluctuations in price, the trend is relatively flat. If you’re one of those buyers waiting for prices to drop further, you may be waiting a while.

The CREA Lakelands Stats have been released a bit early this month if you want to look at the entire Real Estate Board.
